CONSTRUCTION UPDATES

January 28th, 2026

The past few weeks have brought huge momentum on the construction front. The pavilion and buildings are fully taking shape, with major structural, electrical, plumbing, and roofing work completed or nearing completion. Windows are being installed (yes, we will have windows now: let there be natural light in the bathrooms!), and cedar woodwork is going up on the facade and beams, along with tongue-and-groove ceilings in the pavilion. With inspections underway and final details beginning, we’re getting closer to welcoming everyone back!

January 9th, 2026

Framing is almost complete with joists and trusses in place, pavilion decking finished, and perimeter work is wrapping up. With walls up and a roof underway, the project has hit a major milestone. Looking ahead, we will actually have windows (bring on the summer sun!), along with exterior cedar accents and the final metal roof installation to complete the new exterior look.

December 19, 2025

It’s beginning to look a lot like a building! The concrete slab has been poured, electrical work continues, and the masons are hard at work on the walls. It’s exciting to see real progress coming together, what a great gift to wrap up the year.

December 4, 2025

Masonry is officially underway! The foundation course of concrete block is set, and the pavilion steel is standing tall. Next up: pouring the slab. Things are really taking shape! Check out progress photos below.

November 14, 2025

Rain tried to slow us down, but progress is looking good! Rebar is in place, plumbing is stubbed, and the footers are poured. That means we’re officially ready for masonry to begin! Membership Shout-Out: we’ve also hit 50% of members who’ve paid their assessments. Nice work, superstar members!

October 24, 2025

Demo is done! Crews wrapped plumbing and electrical walkthroughs, installed the new water main, and kicked off foundation excavation. Next up: rebar placement, plumbing prep, and pouring footings before masonry work begins.

October 10, 2025

Things are happening! Initial site work completed: electrical and plumbing capped, existing fencing removed and temporary fencing installed. Demo to start on 10/13.

September 14, 2025

We’ve officially received our permits from DeKalb County, signed a contract with Moeller Purcell, and secured financing with the bank. Assessments have gone out (please pay early to keep us on track!), and demolition is estimated to begin October 6th.

The countdown is on. After years of planning, we’re just weeks away from seeing the transformation of Briarmoor Manor Pool begin!

All permits have been acquired from the County!

January 16, 2025

Unfortunately, we did not receive clear direction from the County during our due-diligence period, and after submitting for permit were informed by the County that there was an additional Land Disturbance Permit required, which we had originally been led to believe was not necessary. Moeller Purcell and the design team quickly updated drawings and provided the additional information to submit for this permit in November. Our understanding was that the County had a three-week review period to receive comments, but now almost 2 months later we are still pushing to receive all of the comments. Once we do, we have to resubmit and wait for another review.
Therefore, the proposed renovation will not happen for the 2025 pool season, as there is not enough time to complete the work by May. The intent is to continue working with the Contractor and Dekalb County to get all permits and start demolition in October 2025. Assessments will be sent out to membership at that time.

Q: What is happening at Briarmoor Manor Pool?

A: Big news! Briarmoor Manor Pool is getting a complete makeover, scheduled to begin in the Fall of 2025! This transformation has been in the works since 2021 and promises a larger, cleaner, and safer space for all our members to enjoy.

 

Q: Why is the renovation necessary?

A: Our 2021 member survey revealed the top priorities: updated, cleaner bathrooms and a safer play area for children. Plus, our outdated plumbing has been a costly headache. This renovation addresses all these needs and more, ensuring our pool is the perfect community hub.

 

Q: Why did the planning process take so long?

A: Navigating Dekalb County regulations was a meticulous process. We spent a year figuring out what changes were permissible, especially with restrictions like street setbacks and creeks. But the wait will be worth it for the fantastic upgrades coming your way!

 

Q: How will the new bathrooms be improved?

A: Get ready for modern, clean, and spacious bathrooms with better ventilation, additional stalls, and sinks. Frosted windows along the roofline will let natural light flood in, making the space bright and welcoming.

 

Q: What are the benefits of the new plumbing system?

A: Say goodbye to frequent repairs! The new plumbing system will be reliable, reducing costly yearly maintenance and making the pool more functional and easier to winterize.

 

Q: What is off-season bathroom access?

A: The women’s bathroom will have an exterior door, allowing access during off-season events without opening the pool area, adding convenience for year-round activities.

 

Q: Is the deck being expanded?

A: We’re moving the fence line approximately 9 feet on the northeast side, creating more space for tables with umbrellas and lounge chairs. Enjoy more room to relax and socialize!

 

Q: What improvements are planned for the pavilion space?

A: The pavilion will be expanded by about 10 feet in length with angled steel posts and a metal room, making it the perfect, modern spot for events and gatherings.

 

Q: Where will the children play?

A: The front lawn will be fenced in and visible from the pool deck, providing a dedicated and safe play area for children away from traffic. Expect fun games like giant Connect Four, soccer nets, and more!

 

Q: What changes are being made to the snack bar?

A: The snack bar will be expanded to include more storage and a larger fridge and freezer, ensuring we can better serve our members.

 

Q: What else can be expected?

A: We’re planning to add a water bottle filling station and possibly an ice machine for added convenience.

 

Q: What will the new building look like?

A: The design will be modern with large angled rooflines and a mix of concrete block, cedar, and frosted glass. While the footprint remains similar, the new look will be stunning.

A: The initial budget is around $700,000.

 

Q: Did you receive multiple bids for the project?

A: Yes, and have proceeded with the lowest bidding contractor.

 

Q: Will there be an assessment to members?

A: This is the first time in our pool’s history that an assessment has been implemented, which is notable given that other neighborhood pools have undergone multiple assessments. Leslie Beach, for example, did a light renovation and resurfaced its tennis courts totaling a $750 additional cost on membership. Twin Lakes performed a more extensive project with a much higher cost based on the number of members in each household.

Each membership unit will be responsible for a one-time $1,000 assessment in addition to dues, which will remain unchanged. New members joining in the next two years will also be assessed $1,000, decreasing annually thereafter.

 

Q: What is the assessment for?

A: The funds from this assessment will allow us to secure a construction loan, which will convert into a manageable mortgage. It’s important to note that the assessment amount would not have decreased with a lower overall project cost. Any additional funds raised through fundraising efforts will go toward enhancements like new appliances, outdoor furniture, lawn games, or upgrades to the grilling area.

 

Q: Will there be payment options available?

A: To ease the financial burden, we encourage members to utilize PayPal’s “Pay Later” option, allowing you to split the assessment and/or dues into 4 interest-free payments. Extended payment options are also available through PayPal.
